RENTAL APPLICATION CRITERIA
EFFECTIVE DECEMBER 7, 2015
ALL OCCUPANTS RESIDING IN APARTMENT 18 YEARS OF AGE OR OLDER
MUST FILL OUT A SEPARATE APPLICATION, SIGN THE LEASE AND MUST MEET ALL
CRITERIA TO BE CONSIDERED FOR RESIDENCY.
Unless the applicant is not a United States citizen, all
applicants must have a U.S./State government issued photo ID and social
security number to be eligible for an apartment. For all applicants
that are not a United States citizen, we can accept any government
issued photo ID and either one of the following forms: Permanent
Resident Card, Employment Authorization Card, I-766, Visa, I-94, I-95 or
a Border Crossing card. These forms must be valid at the time of move
in, and may require additional forms to authenticate status.
and income is a consideration in the applicant(s) overall credit
scoring. It is recommended that an applicant(s)’ stated gross monthly
income meet or exceed 2.5 times the gross monthly rent. Co-Applicants
stated income will be combined. Please Note: Proof of income from an
applicant(s) is not required for approval (except for Guarantors). Note
Guarantors; Applicant(s) that apply with a Guarantor, the Guarantor’s
income must be equal to or greater than four (4) times the gross monthly
rent and all Guarantors must provide proof of income. Acceptable forms
of proof of income include; W2 from the previous year, two (2) recent
Paystubs no older than 30 days from application date, a letter from
Employer and/or Employment Offer Letter, current Bank Statement, proof
of Child or Spousal Support received on a monthly basis, or previous
year’s Income Tax return. Unacceptable forms include 401K/IRA/Roth IRA
Statements, Employment Check without detailed paystub, or one time
Income Collection (lump sum divorce settlement for example).
3) Credit History
a means of evaluating credit the following information is evaluated
with a scoring method that weighs the indicators of future rent payment
performance. The score is based on a statistical analysis of prior
renter indicators, subsequent payment performance, and stated monthly
income. A credit report will be processed on each applicant to obtain
this information. Based on the score, results will reflect the
following decisions; Approved, Approved with Conditions, or Denied. If
the scoring decision is Approved with Conditions, an additional deposit
up to one month’s rent may be required. If Denied, the holding deposit
will be returned and the application fee will be retained.
Co-Applicants will be screened jointly with a combined score resulting
in a decision of Approved, Approved with Conditions, or Denied. A
qualified Guarantor may be utilized for applicants that do not meet the
scoring requirements for credit and/or income requirements as needed for
an approval status. Guarantor and Applicant(s) credit will be screened
jointly and may be returned with a combined score resulting in a
decision of Approved, Approved with Conditions, or Denied. Guarantor
must also provide proof of income as stated above.
4) Resident History
rental/mortgage payment history with a positive record of prompt
monthly payments, sufficient notice, and no damages is expected. An
applicant may be Denied for the following reasons: Having been evicted
by a previous landlord, falsification of any information on the rental
application, having been non-renewed, evicted, or wrongfully terminated a
lease early at a sister property, having an established pattern of
disturbing neighbors, causing damage to property, or late payment and
returned check history as determined by the credit scoring model.
5) Criminal History
applicant with a charge, conviction or a deferred adjudication on a
felony level may be Denied. In addition, the following may result in a
Denied application; misdemeanor and/or felony related charges,
convictions, and/or deferred adjudications for sexual and/or violent
related charges, and any misdemeanor or felony conviction related to
terrorism. A criminal record verification will be made on all persons
18 years of age or older. All applicants will be required to provide
the city and state of residence for preceding years. Locations provided
will be compared/verified with credit report addresses and all
applicable statewide criminal records will be requested.
Maximum number of occupants per apartment are two (2) people per bedroom plus one (1) additional person in an apartment home.
Studio: 2 persons
1 bedroom: 3 persons
2 bedrooms: 5 persons
3 bedrooms: 7 persons
7) Pet Policy
Pets are not allowed without Management approval. Please see Acceptance Guidelines located on 2nd page of application.
move in amounts must be paid in full prior to or at time of move in
with Electronic Funds (ACH or Electronic Money Gram) or CASHIER’S CHECK.
Personal checks, money orders, or cash will not be accepted. If move
in occurs after the 20th day of the month, the pro-rated amount and next
month’s rent are required at time of move in.
9) Renters Insurance
and maintaining renters insurance coverage is a provision of all leases
with Echelon Property Group. Failure to obtain renter’s insurance
coverage as detailed on the move-in information sheet prior to move-in
will result in cancellation of the apartment hold, and retainage of the
security deposit as liquidated damages.
10) Recreational Marijuana
marijuana use is legal in Colorado. However both Colorado law and
Federal law give us the right to prohibit marijuana use in all forms.
Marijuana use, possession, and/or growing is prohibited at this
community. Marijuana use, possession and/or growing is a lease violation
and violators will be subject to eviction.
